Treasured Islands: These Kitchen Spaces Continue to Be Popular in Remodels - HFN

An island, white cabinets and stainless appliances are the preference, according to Houzz.

PALO ALTO, Calif.—Kitchen remodels are chugging along, and islands remain the focal point, according to the 2020 Houzz Kitchen Trends Study.

The median amount spent on a major kitchen remodel completed in mid-2019 was $35,000—up 17 percent over the previous year’s $30,000 figure. Minor remodels, meanwhile, held steady at $8,000. And in these major remodels, nearly two-thirds (61 percent) of homeowners opted for a kitchen island, often choosing either a new one (33 percent) or an upgrade (22 percent).

“It is remarkable to see median spend on kitchen remodels grow by double digits for the third year in a row,” said Nino Sitchinava, Houzz principal economist. “Combined with a two-year decline in the scope of kitchen remodels, spend increases confirm our findings of significant price inflation in the home remodeling industry due to changes in international trade policy. Homeowners are dealing with increased product prices by substituting materials, as indicated by slower growth in the use of engineered quartz and a decline in the popularity of engineered flooring materials, highly impacted by tariffs on imported materials from China.

Despite the higher price tag for a remodel, the study found a reduction in upgrades to fixtures, such as countertops and sinks; and structurally, which includes opening the kitchen to other rooms, changing the room’s layout and adding square footage.

What is growing is the size of islands. About one-third measure more than seven feet long, while nearly 40 percent fall into the six- to seven-foot range. People are using these spaces for dining (58 percent), entertaining (49 percent) and socializing (45 percent). Nearly every new island offers storage, but 52 percent also have built-in appliances, including microwaves (32 percent), dishwashers (31 percent), garbage disposals (24 percent), cooktops (21 percent) and beverage refrigerators (9 percent).

The study noted that the farmhouse style has dropped in popularity, coming in tied with traditional for fourth at 11 percent behind transitional (21 percent), contemporary (16 percent) and modern (15 percent).

Colorwise, homeowners still prefer white cabinets (45 percent) over medium wood (11 percent) or gray (10 percent). For walls, gray (30 percent) tops white and beige (24 percent and 20 percent, respectively), but blue saw a 2 percentage point gain to 7 percent. Standard stainless appliances are still No. 1 and gaining at 73 percent (up 3 percentage points), followed by black stainless, white, black and gray. The preference is for wood-tone floors (52 percent) in all shades, and white backsplashes (35 percent) over multicolored (20 percent) or gray (15 percent).

For flooring materials, stained or unstained hardwood (29 percent; up 3 percentage points) is preferred over ceramic/porcelain tile, vinyl, engineered wood, laminate and natural stone. Vinyl also saw a gain, jumping to 14 percent from 12 percent previously, while tile declined by 3 percentage points to 23 percent.

Renovators were high on storage, with 45 percent adding a pantry cabinet and 7 percent opting for a walk-in pantry. Within the cabinet space, half put in a space for cookie sheet/tray storage, followed by deep drawer, spice, cutlery, utensil, pot and pan and dish storage.

The Houzz study fielded responses to an online survey from more than 2,500 Houzz users between June and July 2019.
